Overview
The Architectural Engineering Technician - Analyst will contribute to the analysis and conceptualization of architectural solutions, ensuring technical quality of architectural, urban, and design products developed by external contractors and consultants.
Key Responsibilities
- Review architectural, urban, and functional products developed by contractors and external consultants, verifying compliance with contractual scope, acceptance criteria, applicable regulations, and project quality standards.
- Provide technical follow-up on the development of conceptual design deliverables, technical master plans, integral preliminary designs, design bases, preliminary BIM models, associated studies, and contract base documents.
- Prepare review matrices for deliverables, lists of technical observations, recommendations for technical acceptance, and records of scope compliance.
- Identify deviations, omissions, inconsistencies, or ambiguities in design products and propose corrective measures or requests for clarification.
- Support the management team in technical review meetings with contractors, consultants, and other key project stakeholders.
- Verify consistency between the functional program, design guidelines, preliminary studies, site constraints, master plan, preliminary design, and institutional project requirements.
- Review site plans, volumetric aspects, spatial distribution, circulation, access, cores, evacuation routes, citizen service areas, workspaces, common areas, parking, urban connectors, and public spaces.
- Evaluate the functional quality of proposed solutions, including spatial efficiency, flexibility, universal accessibility, user experience, safety, future operation, and relationship with the urban environment.
- Support the review of test plans, institutional test fits, and workspace layout schemes, verifying their consistency with project requirements.
- Document technical observations and recommendations to improve the quality, functionality, and traceability of architectural products.
- Verify preliminary compatibility between architecture, structure, electromechanical systems, mobility, sustainability, BIM, human safety, future operation, and enabling works.
- Identify coordination risks between disciplines, including interferences, insufficient technical spaces, shafts, technical rooms, circulation, maintenance access, evacuation criteria, and operational requirements.
- Support the review of preliminary structural, MEP, sustainability, safety, accessibility, and BIM criteria from an architectural and functional perspective.
- Coordinate technical observations with project team specialists to ensure a comprehensive review of third-party developed deliverables.
- Identify technical risks associated with design, scope, permits, regulations, costs, schedule, future operation, sustainability, and project constructability.
- Maintain technical records of observations, decisions, assumptions, changes, open risks, and recommendations issued during product review.
- Prepare technical reports, monthly reports, progress reports, exception reports, and follow-up documents required by the management team.
- Systematize lessons learned and best practices applicable to design management, technical review, and quality assurance.
- Prepare and review terms of reference, base solicitations, deliverable matrices, technical evaluation criteria, and quality requirements for the procurement of preliminary designs, designs, demolitions, and enabling works.
- Ensure that contract base documents adequately incorporate requirements for architecture, urban planning, sustainability, accessibility, BIM, interdisciplinary coordination, quality control, and future operation.
- Support the identification of technical profiles required for future procurement of design, supervision, specialized studies, or technical assistance.
Required Experience
- Minimum 2 years of professional experience in architecture, design, technical coordination, or review of vertical infrastructure projects.
- Proven experience in vertical construction projects, such as institutional buildings, offices, public buildings, mixed-use, corporate campuses, or similar scale infrastructure.
- Experience in reviewing, coordinating, or technically assuring design products developed by consultants, contractors, or third parties.
- Proven command of AutoCAD and Revit, including the ability to review technical documentation, plans, models, and design deliverables.
Qualifications
- Required: University degree equivalent to a Bachelor's degree in Architecture.
- Required: Current registration with the Colegio Federado de Ingenieros y de Arquitectos de Costa Rica - CFIA.
- Desired: Master's degree in Architecture is highly desirable.
- Desired: Specialization, certification, or complementary training in project management, BIM, sustainability applied to infrastructure, urban design, universal accessibility, workspace design, LEED, EDGE, or equivalent.
